Rental properties in Australia

Hey guys,

Just wondering if any of you can help me out here. I've used Google to find rental properties around Wollongong (Australia) for my mother and sister, however my mother is apparently blacklisted due to her previous rental screwing her over. Do any of you guys know anyone that has any rental properties from around Wollongong, or any surrounding suburbs?

Whenever I try through the rental agencies, they always end up rejecting her due to her previous blacklisting. I earn about $100/day+, and she gets around $600/week from the government. So the price isn't a big deal. Nor is size.

I even went as far as to check Craigslist lol.

Yeah... just curious if anyone knows anyone. A reply or PM would be awesome if you can help, else disregard this thread.

Random thread about pagerank

This is a bit random and maybe pointless, but just wanted to hear people's views on how pagerank is calculated - I'm only starting this thread because I read another thread about a pr6 site that ppl were saying wasn't genuine because the backlinks didn't add up to pr6.

Anyway, looked today at my linkedin page (for one of my sites), and it has a pr6! My site only has pr4 (was pr5 until the last update).

I have looked at some other linkedin pages and they mostly have lower PR so just wondering why my page has pr6 - I do have a link to iron my homepage and obviously it might be pulling PR from linkedin homepage, but just wondering if anyone has any views on why it has such a high PR?

Also, is there any value in a link on the page back to my site - as it would probably be no follow I'm sure?

Backlinking help for a noobie

Hey, brand new here.

I arranged access to a few aged and edu backlinks and I wanted some advice on what to do next as to A) Maximize my use of these and B) Not get smacked down by Google.

A) Should a do an old fashioned key-word link backlink on these domains I got access to? Or is there a new tactic that is better? Most of them are blog comments and guest book type stuff.

B) Are there some simple pointers I should obey as not to anger Google?

C) After I've set all the back links what do I do next? Do you still want to ping it with one of those pinger sites, or is there anything else better I need to do in order to maximize their effect and fly under Google's radar?

I have a good hotels related domain and finally I decided to develop the site.
Domain name don't consist of english keyword;it is in my native language.Approximately domain is like washingtonhotels.com for USA(I wish I have that one :) ),actually it is more precisely like hotelswashington.com ,but in my language is more natural to say that way.

What would do suggest about approach I should take?

It should be some kind of review site with booking option?!What about content.Should I call the hotels in the capital city and ask for the pictures and some content maybe?! or whatever.

I am looking for an alternative to Adsense. I have a WP Robot blog with 5 or 6 keywords in the top 10 SERPs. That sounds good except, I can't put Adsense on it. I haven't written 1 word on that site. They keywords are 1 to 2 dollar if you are number1.
Who can I use for adverting until I write some original content to make myself look legit to Google.
I have tried Admedia and they put all kinds of stuff that has nothing to do with my niche on my site. When I asked BHW members they recommended CPA but, there is nothing closely related to my niche.

I don't know how having a automobile CPA would look on a health website. I need related advertising and Google seems to be the only organization that has it.

What is a good way to deal with this problem.

I hear people say that you need to remove info in the browser so CL will think you're a different person next time you posted. Firefox can be configured to delete history/cookies/cache when one exists the browser. Isn't this enough or do I really need to run something like CCleaner?

The blog comment links all seem to be simply a quote from the actual blog post. This is quite a nice technique, as it means their comments are relevant....but to me it does look automated.

What is your Xrumer posting rate? My Xrumer posting rate is at around 250 links/min which I think is pretty low.

I am running Xrumer 7 beta 6.1 on a Dual Xeon 2,8Ghz and 4GB ram with 300 threads together with fast private proxies. My server is on a 100mbps line. I check my mail every 5 minutes.

Would love to hear what kind of posting rate you other Xrumer users have and what kind of servers specs/xrumer settings you have. Would be nice to be able to get some more links per minute.

[Free] Cold Call B2B Tactics

Normally I release most of my good content in the Jr Vip section but today I decided that for my next 4 articles/freebies I was going to flip a coin. Heads it's Jr Vip. Tails it's public; and guess where this one landed!

After 8 years of running my own internet marketing firm internationally I can tell you that one of the hardest things ever faced is the cold call. Today I am going to walk you through my detailed method that I use to get new clients via cold calling that has an astounding 36% close rate record. (Which means I get 36 closes per 100 calls much better than your average 3-5 closes per 100 calls).

Obviously this method takes a bit more work but if you are going to put in the effort to make this a serious business (or are just looking to headhunt clients for a buyer) then this method is well worth the time.

Let's dive on in:

Section 1 - Finding the Clients:

Let's start by thinking "Who is my target client", in this example let's say the service was a IT Service Provider for Businesses (as B2B cold calling is the hardest and I want to give you most firm advice I can). Who needs this IT Service? Businesses, of at least 30 employee's but probably under 500 employees, and nothing in the IT field.

Now that I know what type of client I am looking for I need to think of where I'm going to find them. For my scenario it was business parks. So I spent two days driving around every single business park around my city and the two closest to me and all I did was write down the name of ever business I saw and how many people I guessed would work in that place:

****** Mechanical Supplies - 40 people
Dynamiks ************ systems - 200 people
******* Healthcare provider - 85 people
***** and ******** Custom Construction - 100 people

My list was around 500 different clients by the time I was done (and this was in a city that doesn't have a lot of business parks). Now that you have the clients its time to figure out more about them.

Section 2 - Learning More:

One of the worst things any cold caller can do is not know the follow:
  1. What does the business do
  2. How will your service directly impact what they do
  3. What is the name of the decision maker at that business or office

So now that I had my list it was time to learn more about my clients, I set up a spreadsheet as follows:


The fields are for researching and noting as follows:
  • Client Name - what is the name of the company
  • Estimated Number of Workers - self explanatory
  • Field of Service - What industry do they work in
  • Notes - Learn about the company and their industry, understand the inner workings and how your work can directly impact them. Remember a service only matters IF it:
    • Increases your sales directly
    • Decreases your costs directly
    • Or increases your market share
  • Primary contact Name - This one is really important but can sometimes be hard to find. If the company is publicly traded you can check them out on google finance and it will list the important people there if not we're going to have to use some social engineering to get their contact info.
  • Primary contact info - the phone number of the decision maker
  • Scale - Use this after the first cold call to see how interested they are in your service on a scale of 1 to 10 we'll get more into why in a moment

Social Engineering:
In order to get the primary contacts name you made need to socially engineer because at many companies reception staff are trained to screen cold calls and make it possible to pitch to the guy in charge. This is my favorite method for getting their information (Disclaimer, this is for educational purposes only I would never ever advocate fraud - nope just wouldn't be my style, I swear!) :

Me: Yes, Good Morning Amy, It's Scott over at the [insert name of region/city/country here] business directory record services department, I'm just calling up to validate some information. Could I just get you to confirm the name of the manager we have on record?

Receptionist: Sure, **** ****** is our manager here

Me: Excellent, also we have Mr *******'s extension listed as x1573 is that still his valid extension?

Receptionist: Oh, no, his extension is x3400/

A very happy me: Thank you for your time Amy - have a nice day
Of course some receptionists will wait to have you ask them if the name on your "list" is correct but you can just tell them that for privacy purposes you can't. Talk confidently and with authority (just like walk tall and carry a clipboard)

Section 3 - The first call:

Now that you have the information it's time to make the call as a business man myself I hate cold calls and that's something that I've come to learn - if I hate them, if I hate all that fluff sales talk, I'll bet that many many other clients despise it as well. So here is one of my many scripts (I'll release more later) that I like to call the "No Bull Script" :

Me: Good morning Mr ********, my name is Bruce Winchester, I'm calling from ********* and I'd like to see if I can have a moment of your time?

Important: If at this point they say no, thank them for the time, asking them nicely if they would like a call back, if they say no thank them and let them go -- you will never close that client don't pester them and hurt your reputation

Client: Sure, why not, what can I do for you?

Me: Well, *****, do you mind call you *****?

Client: Um thats fine

Me: [i]*****, I'm going to level with you, I'm a cold call sales agent for ******* and we are currently offering IT Technical Support Service and trying to recruit new clients. I understand that cold calls are a pain and we all dislike them so I'd like a chance to say my spiel quickly and then after that I'll take a quick yes or no on your interest and if it's a no I promise I'll hang up the phone and walk away because I don't want to be one of those naggy sales people you hear from day after day.

Note: This has caught your client off guard, to them you are out of the ordinary (a very important aspect of sales that lets you stick in their mind and makes the pay attention as they want to know what your going to do next) and you've given them ease and authority, you've asked permission to make the sale and told them this will be quick and easy

Client: Sure go for it

Me: Well, basically here at ******* we are a expert team of outsourced IT technicians who focus on providing you 24/7 IT Support for your company no matter where you are. Unlike other regional Outsourced IT companies our night time support isn't going to throw you over to India, and we aren't going to charge you massive amounts for onsite repair. We focus on remote-technical services and try to minimize onsite work to lower your cost; however, being a local IT provider we are also just a phonecall away in the case of a hardware emergency. Since our services included managed networks, remote administration, virus protection, email hosting and more, we understand the ***** and ******* softwares which are currently used in your industry as our other clients in ******* industry commonly use them and host them on our system. Rather than pay upward of $75,000 dollars for an in-house technician we offer low flat-monthly rates for our 24/7 access to our team of IT experts. Downtime is the number one killer of productivity and bottom line profits in any modern company so we would like to work with you to provide network solutions and peace of mind for your day to day operations. If this is something you're interested in I can have a senior sales analyst follow up to give you a free assessment and quote
Now I've made sure to outline:
  • Who we are
  • What our services are
  • How are services are different than others in our category
  • That we understand their specific industry needs
  • Why working with us may be better than resolving this issue on your own
  • Why/how we are protecting/saving you money

I then escalate him to a "senior sales analyst" (which is really just me anyway) and arrange a meeting to make the close

Section 4 - Tips and Pitfalls:

Ultimately be polite, know your client, don't give them a run around, don't try and rope them in with cheesy introductory offers that result in them shelling out big bucks later on. Get straight to the point and make the sale.

From what i've heard libertyreserve has a no refund/charge back policy. That been the case if i paid someone via paypal or alertpay and that person then exchanged the money i sent him to libertyreserve would i be able to get a refund or would it be too late since the money is in his libertyreserve account.

UltimatePinger is a Service like Ping-o-matic, Pingoat, PingDevice etc., just more intuitive, less obtrusive and may be fun to use. Furthermore, it is the only free ping engine that allows pinging multiple updates (urls) to multiple ping servers (of your choice) in realtime. Did I mention it's free?

UltimatePinger is free because it's how we conceived it, plus, it's based upon (mostly) free resources. Additionally, it's anonymous, and will stay so if it's not being grossly misused.

If you are serious about popularizing your site or blog, you need to make sure that every new content on your blog is indexed by the search engines and directories. Further, every new backlink pointing to your site/blog must get indexed too (otherwise the very purpose of building backlinks gets defeated)! Pinging the new updates and pages containing the backlinks to search engines and ping servers expedites the process of crawling and subsequent indexing.

Now imagine you create a single post/page and 25 back links to the new page (say using SocialMonkey) per day, then you need to make 26 pings to 30+ ping servers everyday. Doing it manually is impossible. Ping-o-matic and other such ping services come to your rescue here, which automatically ping single urls to a list of predefined services, though you still have to ping every single one of 26 urls manually. Sure, there are bulk-ping services like pingdevice - which will let you ping all 26 urls at a single go, but still, not all services ping to all ping servers (of search engines and directories), so, you still have to ping other ping servers that your chosen ping service doesn't ping. It is here, apart from other things that UltimatePinger is different, probably batter too, from other services. You see, it lets you ping multiple urls to multiple ping servers of your choice in a single go! Further, it keeps track of your failed pings and lets you reping only the failed ones in a single click. Not to mention, it allows you to save the list of your preferred ping servers to your computer. It's real time, so you get to know the results of your pings in real time.

Just wanted to say a quick thank you to everyone on this forum for the invaluable content that's being shared every day. I've been a bit unsure about this IM stuff myself, as I always used to close down every site which asked me to fill out any kind of offer and so on. I just thought that people would not fall for it. Man, how wrong I was. I was trying out a couple of methods today and I made my first money with CJ! Made one sale for now, but the commission I got for it was $120. So many thanks go out to you, guys. I'll keep on trying even more, and who knows - maybe I'll be able to quit the crappy daytime job I have now :)

Cafe Press

Does anyone have any tips or tricks about cafe press they can share? I wanted to sell some tshirts for a client, but am not sure how I can use blackhat methods with cafe press... they don't have an api (at least that I know of) so any seo I have to do on their site. Anyone have any ideas?
